The Kansas Bioscience Park Venture Accelerator Project Earns Excel Constructors Their Thirteenth Excellence in Construction Award

November 10, 2011 Press Release (Overland Park, KS) - The Kansas Bioscience Park Venture Accelerator is an incubator for fledgling bioscience companies. The building will serve as a bridge between innovation and long-term success as technology spins out of research and development labs, into the marketplace.

Two-thirds of the 39,000-square-foot building is dedicated to incubator laboratory space, which will be leased to small, start-up bioscience businesses. The building doesn’t look like a typical laboratory facility; it's an architectural piece that is scaled to achieve quality design, but also functionality. Although it has laboratories, the building is designed to hide features associated with research facilities such as large exhaust fans. However, other features such as the ductwork and piping are exposed, lending to the open, light character of the building.

The exterior shape and bent-metal skin is designed to resemble a lab’s fume hood. It's also designed so each side will be architecturally pleasing. The south side of the building overlooks the lake that houses the Open-Loop Lake Water Exchange System. The water, shimmering shell of glass and stainless steel, causes an iridescent reflection on the building at certain times of the day. Clouds, rain, sun and snow will change the building's appearance throughout the year.

This project is one of the most innovative research facilities in the country. The exceptional sustainable features represent the forward thinking approach to this project. This Silver LEED Certified project included a solar hot water system, variable air volume (VAV) , under-floor air distribution (UDAF) systems, insulated glazing, abundant daylight, dimmers programmed to daylight, an open-loop lake water heat exchange system, sun fins, and pervious pavement. These innovative systems represent an energy savings of 37.6 percent and a cost savings of 30.4 percent. These savings add up to $42,414 dollars per year in energy costs with an expected payback in approximately 4.2 years.
